Narrative:
By the 1850s the area of South Minneapolis that includes much of Phillips was understood to be “ceded” and thus open for homestead claims. Charles Gilpatrick filed his claim in 1856. He is considered an early settler of the area, having come from Maine. He was a farmer and raised champion poultry and other livestock for competition. In 1887 he operated the South Minneapolis Wood and Hay Market, at Cedar and 25th. Property beyond his farm, that which is bounded by 24th St E, Bloomington Ave, 26th St E, and 18th St S, became Gilpatrick’s Addition of the City of Minneapolis in 1873. Lots were eventually advertised for sale in local newspapers and, in 1881, Irish immigrants Patrick and Annie Kearns bought their lot for $350, the address was 2416 17th Ave S. The Kearns presumably built a house, but the record is not clear on any details.
Patrick was born in 1845, immigrated to the United States and obtained naturalization after fighting in the Civil War with the H Company of the New Hampshire 10th Infantry. Kearns was severely injured in fighting. He achieved the rank of Corporal. After the war he and Annie married and. lived in Maine where they had several children. He was employed in mills in Minneapolis from 1882. Patrick died in 1897, about 50 years old. Annie continued to live at 2416 for a few years, and in 1900 the address changed to 2418 when more houses were added to the block. The property was briefly owned by a John Mclean from 1902 to 1904 before he moved to 1923 East Franklin where he was proprietor of a confectionery. He sold the lot to John Dullnig for $750 in 1904.
Dullnig came from Austria in the 1890s and married Ida Aldermann of Pennsylvania in Minneapolis in 1907. The address changed again from 2418 to 2424 in 1913. Dullnig made an addition to the house that same year. He worked as a carpenter for the Chicago, Millwaukee, St. Paul & Pacific railroad until his death in 1936. The family continued use of the house and was home to daughter Marie, a telephone operator for Northwest Bell, and her husband Harry D Wallin, a tile setter. He died in 1953 and his address is given 2424 17th ave s. Marie remarried Arthur J Fritz in 1959)
From 1960 to at least 1963 the home was residence to Elwood A and Edna K Thomason. In the city directory he is a cook at the Parkway Motor Court, previously having lived near the park. Elwood’s family came from Norway and settled in Illinois. He and Edna married in 1954 in Hennepin county (they divorced in 1970 and remarried in 1971). Both buried Ft Snelling (navy)

Some time before 1963 the lot was sold again, this time to newly married Bill Hladek and Genevieve Thunder.
Genevieve was born on the Red Lake Reservation in 1932 and spent her childhood at St Mary’s Mission School in Red Lake. In 1941 she lived at the Flandreau Boarding School. She graduated in 1951 and worked as a domestic in Minneapolis. She moved to Chicago in 1954. She was in the BIA Employment program after 1955 where she worked as an assembler for Teletype Corporation. She met Bill in Chicago where he worked for the Chicago and North Western railroad. They bought 2424 17th Ave S in 1963. Bill died in 1984. Her brothers some times lived with her and Genevieve sold the house to Sarah Frances Michaelson and her husband in 2015.
Frances and her father refurbished the inside and outside of the house, and in 2016 Ben and Lindsey moved in with their cats and their books.
